Business owners policy: three coverages, one price

A BOP bundles general liability, commercial property, and business interruption coverage into one policy — almost always cheaper than buying the pieces separately. Quote it online in about two minutes.

What's inside a business owners policy

A business owners policy — everyone calls it a BOP — is the package deal of small-business insurance. Carriers noticed decades ago that most main-street businesses need the same three coverages, so they bundled them and priced the bundle below the sum of its parts. Here's what you get:

One policy, one renewal date, one bill, one deductible conversation — and a premium that's usually meaningfully lower than buying general liability and a separate property policy.

Who qualifies for a BOP?

BOPs are built for main-street businesses — carriers define that mostly by size and risk profile. You're likely a fit if you're a shop, office, studio, restaurant, or service business with a modest footprint and revenue in small-business territory. Typical BOP buyers include:

Larger operations, high-hazard industries, and businesses with big fleets or complex property usually graduate to a commercial package policy instead — same idea, more customization. If that's you, the online quote will flag it and a licensed agent will call you right away with the right structure, usually placing it the same business day.

Renting your space? You still need the property side of a BOP. Your landlord's insurance covers their building — not your build-out, equipment, or inventory. Most commercial leases also require you to carry liability coverage and name the landlord as additional insured. A BOP handles both, and we issue the certificate the same day.

What does a BOP cost?

Premium follows your property values, industry, and location — more gear and more foot traffic mean more premium. Typical annual ranges for small businesses look like this (typical ranges only — your quote will show your real number):

Business typeTypical annual BOP premium
Home-based or small office$500 – $1,000
Professional office (leased space)$600 – $1,400
Retail store$800 – $2,000
Light contractor with shop & equipment$900 – $2,200
Restaurant or café$1,200 – $3,000

For comparison, buying equivalent general liability and property coverage as two standalone policies typically costs 10–25% more than the bundled BOP price — which is why, if you have anything worth protecting beyond liability, we'll almost always show you the BOP number alongside the GL-only number.

What a BOP doesn't include

A BOP covers a lot, but three big things always live outside it. Workers' compensation is a separate, state-mandated policy the moment you have employees. Commercial auto covers business vehicles — a BOP won't touch anything with a license plate. And professional liability (E&O) covers claims about your advice or work product, which the liability section of a BOP excludes.

The good news: common add-ons can ride along with a BOP by endorsement. Cyber liability, hired and non-owned auto (for employees running errands in their own cars), equipment breakdown, and spoilage coverage for restaurants are all frequent, inexpensive additions. Tell us what you do and we'll flag which ones actually matter for your operation — and skip the ones that don't.

Buy it online, covered as soon as today

Most BOP-eligible businesses can quote and buy online in one sitting: about two minutes of plain-English questions, real bindable prices from A-rated national carriers, pay online, and coverage can start as soon as today — documents and same-day certificates of insurance included. If your business is a tougher fit, a licensed agent calls right away and shops it across our markets. Either way, you're dealing with an independent agency (Experts of Insurance is a Signature Insurance company, licensed in all 50 states) — so at renewal, if the price creeps, we re-shop it for you instead of hoping you won't notice.

Questions

BOP questions, answered straight

What's the difference between a BOP and general liability?
General liability covers harm to other people — their injuries, their property. A BOP includes that same general liability coverage and adds protection for your own property (building, equipment, inventory) plus business interruption coverage that replaces lost income if a covered disaster shuts you down. If you have anything worth protecting beyond liability, a BOP is usually the better buy.
Is a BOP really cheaper than separate policies?
Usually, yes. Carriers discount the bundle, so a BOP typically runs 10–25% less than buying equivalent general liability and commercial property policies separately — and you get business interruption coverage included, which standalone GL doesn't offer at all. The online quote can show both numbers so you can compare directly.
Does my business qualify for a BOP?
Most main-street businesses do: retail, offices, restaurants, salons, studios, light contractors, and small wholesalers. Carriers set eligibility by industry, revenue, and building size. If you're outside the box — larger operations, high-hazard work, complex property — a licensed agent structures a commercial package policy instead and can usually place it the same business day.
Does a BOP include workers' compensation?
No. Workers' comp is always a separate policy, and it's required in nearly every state once you have employees. The same goes for commercial auto. We can quote all of them together in one sitting so the whole stack lines up without gaps or overlap.
What does business interruption coverage actually pay for?
If a covered loss — fire, storm damage, and similar — forces you to close or relocate temporarily, business interruption pays the net income you would have earned plus continuing expenses like rent, utilities, loan payments, and payroll for key staff, generally until you're back up and running within the policy's time limits. It's the part of a BOP that keeps a bad event from becoming a permanent closure.
How fast can a BOP start, and can I get a COI today?
If your business qualifies for online quoting, you can buy today and coverage can start as soon as today. Certificates of insurance go out the same day — usually within the hour during business hours — with any additional insured wording your lease or contract requires.
